Commercial Clearances, From Full Site to Empty Floor

Factories, warehouses and commercial units cleared, stripped out and handed back. We plan the job, remove everything that needs to go, recover value where we can, and leave you with an empty, swept site ready for the next chapter.

What is a commercial clearance?

A commercial clearance is the removal of everything from a business property, such as a factory, warehouse, office or retail unit, so the space is left empty and ready to hand back, sell or re-let. It usually covers machinery, racking, furniture, stock and waste, and can include stripping out fixtures and fittings to return the building to its original shell.

Most businesses need one at a turning point: a closure, a relocation, a downsize or the end of a lease. The deadline is usually fixed, the site is often full, and there's a lot to coordinate. That's the part we take off your hands.

From a full site to a clean handover

Before we arrive

  • A building full of machinery, racking, stock and years of build-up
  • A lease end date, completion date or move date you can't miss
  • Landlord or agent expecting the unit back in a specific condition
  • No clear idea what anything is worth or where the waste should go

When we hand back

  • An empty site, swept and ready for inspection
  • Value recovered from machinery, metal and stock, offset against the cost
  • Waste removed through the proper channels, with paperwork for your records
  • Keys back on time, with one contact who managed the whole job

Can a clearance pay for itself?

Sometimes, yes, and it almost always costs less than you expect. Many clearances contain things with real value: working machinery, steel racking, scrap metal and saleable stock. Because we're part of Surplus Solutions Group, we can buy or recover these items directly and take that value off the cost of your clearance.

Where the stock and metal are worth more than the work involved, the clearance can cost very little, or nothing at all. We'll show you the numbers in your quote so you can see exactly how the value has been accounted for.

How a commercial clearance works

1

Free site survey

We visit the site, walk through every area with you and note what needs to go, what has value and any access or safety issues.

2

Clear, fixed quote

You get a written quote showing the work, the timescale and any value we're recovering. No surprises later.

3

Planning and paperwork

We prepare a method statement and risk assessment, agree working hours and access, and coordinate with your landlord or agent if needed.

4

Clearance and strip out

Our team removes everything agreed, dismantles racking and structures, and separates items for resale, recycling and disposal.

5

Handover

We leave the site empty and swept, and give you the waste paperwork for your records. You hand back the keys on time.

Clearances done safely and by the book

Clearing a commercial site isn't just about getting things out of the door. As a business, you have a legal duty of care for your waste, even after it leaves your premises. Working with a properly registered clearance company protects you as well as your site.

  • Registered waste carrier [registration number to be added]
  • Waste transfer notes for every load, for your records
  • Method statements and risk assessments prepared for every job
  • Public and employers' liability insurance [cover level to be confirmed]
  • Recycling first: metal, wood, cardboard and electricals separated for recycling where possible
  • Asbestos: if your building may contain asbestos, an asbestos survey is needed before any strip out work. We can [arrange this through a licensed specialist].

Your questions, answered

How much does a commercial clearance cost?

It depends on the size of the site, how much there is to remove, access, and how much of it can be resold or recycled. That's why we start with a free site survey and give you a fixed written quote. Any value we recover is shown in the quote and offset against the cost.

How long does a clearance take?

A small unit can often be cleared in a day or two. A large factory or warehouse strip out can take a few weeks. We'll give you a clear timescale in your quote and work to your deadline.

Can you work to a lease end date?

Yes. Most of our work runs to a fixed date, such as a lease end, a completion or a move. Tell us the date at the survey and we'll plan the job around it.

Do you buy machinery and stock?

Yes. As part of Surplus Solutions Group, we can buy machinery, stock, racking and scrap metal, and offset that value against the cost of your clearance.

What happens to the waste?

We separate everything for reuse, resale and recycling first. Anything left goes to licensed facilities, and you receive waste transfer notes for your records.

Do you deal with hazardous waste or asbestos?

[We arrange hazardous waste removal and asbestos work through licensed specialists.] If you suspect asbestos, tell us at the survey so it can be checked before work starts.

Do I need to be on site during the clearance?

Not necessarily. Once the scope is agreed, we can work with access arrangements and keep you updated with photos and progress reports.

Can you clear an office or retail unit as well?

Yes. Alongside factories and warehouses, we clear offices, shops and other commercial units, especially at the end of a lease.
